Sellers

When selling your home, there are some items you need to remember. These items will help ensure a smooth sale throughout the closing process.

  • Who are the lienholders on the property? Include institution, address, phone number and loan number.
  • Does loan require a 30-day notice of intent to prepay? Have you given that notice?
  • Are there any Federal tax liens and/or judgments against Seller(s)?
  • If there are delinquent taxes, they will need to be paid at closing
  • Is property subject to a Homeowners Association? If so, supply contact information.
  • If property has been inherited, has will been probated? If yes, include County, approximate date and case number.
  • Was property acquired through divorce? If yes, include county, approximate date and case number.
  • If closing with a Power of Attorney, the Title Company and the lender will need a copy of the Power of Attorney prior to closing for approval and the original at closing for recording.
  • Has the seller presented existing survey to the buyer if required in the contract? The seller must sign the survey affidavit at closing.
  • Invoices for any repairs are required by the Title Company.
  • Home Warranty company name? Amount? Coverage?
  • What is the Seller’s daytime phone number?
  • What will the Seller’s address be after closing?
  • Will Sellers be present for closing or will the closing documents need to be express delivered? If so, supply address for overnight delivery.
  • Seller must present valid government issued photo identification at closing.
